So, uninhabited islands
There's quite few in the arctic and antarctic tundras. But hard to survive on and unsustainable. Only source of food is fishing, maybe hunting. Very limited ways to set up a source of income too. The Canadian archipelago has some large ones far south enough that things will grow. Pacific islands, most suitable for a sustainable colony. Many are populated or in use (resorts, military bases, nuclear test sites). There are tens of thousands, finding one uninhabited and not in use will be difficult, but could be an ideal place for a colony. Size isn't too much of a problem as long as they have at least 1kmsq. Atolls are also good as the lagoon provides a safe area for constructions on water.

Henderson has potential, but it was gifted to the pitcairn islanders, who supposedly use it for wood.
Also In the early 1980s American businessman Arthur "Smiley" Ratliff expressed interest in establishing a home for himself with an airstrip on the island.[10] The Pitcairn Island Council approved his plans in April 1981 but the British Foreign and Commonwealth Office overrode the decision and vetoed the proposed development after environmentalist groups had lobbied to protect the natural ecology and environment of the island. They don't seem keen on development.
I hate shooting these down, but we have to look at the cons.

What is rising sea levels. Im sorry but that island looks very flat, and considering some countries already has lots of problems with rising sea levels, it might not be so good of an investment

Found some new candidates, Navassa Island. Uninhabited, large, easy to reach from the US and beautiful. Apparently it is "administered as unorganized unincorporated territory of the United States", not sure what that means exactly but it seems like a good option. Then there's Clarion Island, I believe it's uninhabited and again, can be easily reached from the US. Officially part of Mexico, I'm not sure how they'd react. Thoughts?
